that have agreed to kick back a large chunk of what they charge.
So the settlement company has to charge extra fees to make up for this lost revenuehigher
costs for you. Sawbuck takes a different approach. We've partnered with leading title
companies to dramatically lower your costs. In fact, our buyers pay the lowest costs
allowed by law. We call it the Free Settlement.
How It Works
We believe a real estate broker should never profit from
settlement costs. We have no "ABAs" and get no kickbacks
from settlement companies. Instead, we've negotiated with leading settlement
companies to give those dollars right to our buyers in the form of
rock-bottom closing costs. Our buyers only pay for title insurance and
legitimate pass-through costs like the survey or title search.
- No Fees: You won't pay the settlement company any fees by any
name. Their only revenue is their cut of the title insurance premium,
which can't be legally marked up or discounted.
- No Markup: Surveys, title searches and recording are never
marked up. You pay only the true cost.
- Standard Coverage: We default to standard coverage, not
"enhanced" coverage. Buyers who truly value the added protections
can choose to pay more.
The Free Settlement works because Sawbuck doesn't ask for (or accept)
anything in return from the settlement company. Because they don't have
to split the revenue with us, they can charge much less and still succeed.
Do Buyers Have to Use Sawbuck for their Settlement?
No. Buyers can settle anywhere they want. But Sawbuck has identified leading local settlement
companies who will offer our unique Free Settlement. We've pre-negotiated the lowest possible
costs on your behalf.
